Sell to serious buyers before the banks reach them

A large pool of buyers can carry a payment but can't clear underwriting today — self-employed, thin credit file, recently relocated. A structured lease option lets you transact with them now, at a price you set, instead of waiting for a conventional buyer or watching a deal collapse in escrow.

Why list here

Your terms, your price, one flat fee

  • You set every termPurchase price, option fee, monthly credit, and length of the option are yours to decide.
  • A flat fee, not a commissionOne listing fee. We take no percentage of the sale, so a higher price stays entirely with you.
  • Buyers arrive already informedThey've read the full terms before contacting you. No tire-kickers, no renegotiating basics on a phone call.
  • Structured so it survivesAmbiguous lease options are how these deals end up in court. Ours define maintenance, default, and closing before anyone signs.
  • Income while you waitYou collect an option fee up front and rent throughout the term, rather than carrying an empty property.
