This notice covers the Iron Stake website and the web app used by buyers, sellers and administrators. Iron Stake is described on this site as a subsidiary of ACHV Capital LLC, a Delaware limited liability company.
Iron Stake is a proptech company building a transparent marketplace for rent-to-own and lease-option homes.
We collect information you provide when you create and use an account, including your email address, display name and whether you register as a buyer or seller.
If you join the opening-updates list, we store your email, buying or listing interest, and confirmation or unsubscribe dates to send launch news; you can unsubscribe with the link in each email.
Secure ownership-document upload is not currently enabled. This notice must be updated with its document types, access rules and retention period before that feature is opened to sellers.
We use personal information to create and protect accounts, save buyer preferences, publish and review seller listings, verify sellers and property ownership, deliver enquiries, process seller billing and refunds, operate referrals, send service email, prevent fraud and abuse and support users.
We use a home alert only to email you, at your account address, when a matching home goes live. Iron Stake sends these emails itself. Sellers never see your alert or your contact details: they hear from you only if you choose to contact them.
We do not sell personal information, use it for cross-context behavioural advertising, or send buyer enquiries to lead brokers, lenders, insurers or marketing lists.
These providers process information to supply their services to Iron Stake and under their own terms and privacy notices.
Seller drafts and submissions remain private to the seller and authorised administrators. A property becomes public only after administrator approval. Public listing information can include the property's location, details, photographs, proposed price and lease-option terms.
A listing's map shows a pin on the property, or a circle around its approximate area if the seller prefers. With the approximate area, the map position we publish is the centre of a square about 1 km across, and the exact position stays private. The street address is part of the public listing either way.
Buyer enquiries are delivered to the seller's private dashboard with the buyer's confirmed email so the seller can reply. Other sellers cannot see them. Do not include sensitive financial, identity or payment information in an enquiry.
To keep the marketplace safe, we may verify sellers. We compare the owner named in public property records with the owner of record a seller enters and with the seller's account name. We may ask a seller to verify a mobile number by text message and, in some cases, a government ID with a selfie through Stripe Identity. We keep the result of each check, not the underlying details: for a phone, the last four digits and a one-way code that lets us notice the same number on several accounts, not the number; for an ID, whether it passed and how closely the name matched, not the name or the images. We compare the name in memory and then ask Stripe to delete the ID details.
When a seller uploads photos, we may check whether each photo stores camera details, a date and a location. If it stores a location, we round it to about 1 km, compare it once with the property's address and keep only whether the photo was taken near the property. We do not keep the camera details, date or location, and the published photo contains none of this information. We also keep a short code made from each photo's pattern of light and dark areas, so we can spot the same photo on another seller's listing. The photo cannot be recreated from this code.
We scan enquiry messages for payment requests and contact details so we can show safety reminders. Messages are not blocked or changed. Administrators can review flagged messages and may restrict accounts involved in suspected fraud. A restricted account can still view its listings and messages, close listings and delete the account.
The website uses browser storage for the signed-in session, temporary form recovery, service-worker update state and saves made against clearly marked sample homes. If you open a member's referral link, the referral code in it is kept for 30 days so it can be filled in at checkout. Account-backed saves, real listing drafts and enquiries are also stored in Supabase so they persist after sign-out and across devices.
The offline service worker may cache public page files. It is designed not to cache account pages, API responses or private property photos.
If you press My location on the homes map, your browser asks your permission first. Your location is used only on your device to centre the map and is not sent to Iron Stake. OpenStreetMap still receives the part of the map shown.
Iron Stake does not run an advertising network, social pixel or session recorder. We do not use personal information for targeted advertising.
We also keep our own daily totals of page views and product events, such as sign-ups and enquiries, to see how the site is used. For each arrival from outside the site we also count where it came from: the referring website's name (not the full address), any campaign tags in the link, the approximate country, US state and city our hosting provider reports, the hour of the day, whether the device is a phone, tablet or computer, and the type of browser or app and operating system. These totals count a page, event or source type only; they contain no cookies, IP addresses, account identifiers or message content.
To count how many different people visit each day, our server turns the connection's IP address and browser type into a one-way code, mixes it with a random key that exists for that day only, and keeps the result until the end of the day so a second visit the same day is not counted twice. The key and the codes are then deleted, so they cannot be linked to you or to visits on other days. Your browser also keeps a simple yes-or-no note in its own storage that it has visited before, with no identifier, so we can count first-time and returning visitors. You can clear it by clearing this site's data in your browser.
Authentication and security may use browser storage needed to keep you signed in. Global Privacy Control and Do Not Track do not change the site's behaviour because Iron Stake does not sell personal information or run targeted advertising.
We keep account and marketplace records while the account or listing is active and as reasonably needed for service operation, security, disputes, payment records and legal obligations. Service-provider backups and logs follow their own deletion cycles.
To request access, correction or deletion, email doug@iron-stake.com from the address on your account. Some billing, fraud-prevention and legal records may need to be retained after an account or listing closes.
A home alert, and the list of homes we emailed you about, is kept until you turn alerts off (in Saved homes or with the link in any alert) or your account is deleted. Asking us to delete your account turns alerts off straight away, and unsubscribing from Iron Stake email after saving an alert pauses it.
Owner-of-record checks, phone and identity verification results and photo check results are kept while the account or listing exists and are deleted with it. Administrator review and audit records are kept as business records after an account closes.
Iron Stake uses encrypted network connections, private storage for seller uploads, database access rules and role-restricted administrator actions. No internet service can promise absolute security. Contact us promptly if you believe an account or listing has been accessed without permission.
Depending on where you live, you may have rights to access, correct or delete personal information, or to appeal a response to a privacy request. You can also stop a seller subscription from renewing through the seller dashboard.
Send a privacy request to doug@iron-stake.com. We may need to verify that the request concerns your account. Iron Stake does not discriminate against a user for making a privacy request.
Iron Stake is intended for adults and is not directed to children under 13. Accounts and listings are intended for people at least 18 years old. The service is currently intended for users and properties in the United States.
We will update the date above when this notice changes. Material changes will be communicated through the site or account email when appropriate.
